Selecting a Real Estate Agent
We think this should be the very first step in the process because many very important decisions need to be made before you actually go on the market. Do not deny yourself good advice during this important decision making time.

We suggest you interview agents until you are 100% convinced that one agent's experience and track record are worthy of you taking their suggestions. Once you find this agent hire them. You want your agent to be able to give you honest advice every step of the way, rather than agreeing with everything you say in order to get your business. Unfortunately, most sellers get free advice from agents on how and what to do. Keep in mind; you get what you pay for!

Deciding What Improvements will be Cost Effective
Sometimes small improvements costing $5,000 or less can make your home fetch an extra $25,000. In other cases, adding $25,000 worth of improvements wouldn't get you an extra $5,000. You can count on our expertise to give you the important information that will make a big difference in your bottom line.

Preparing Your Home for Sale
Most people selling their car take it in to get it cleaned and polished to look its very best. Considering the amount of money at stake, you are going to want to do the same thing with your home. Our agents will give honest feedback on what to do and the what consequences are of not doing certain things.

Timing Your Sale to Fit Your Moving Schedule
Knowing when to list your home for sale is important. You do not want to be in a rush nor do you want to be in a position where you have to make a buyer jump through hoops to buy to your property.

Setting the Terms
Terms of the sale may include: hours and days of the week for showings, AS-IS versus the conventional warranties, stay in the home after settlement, a quick settlement and possession date required, etc. Every action has a reaction; we help you decide on how to strike the right balance to fit your overall needs.

Pricing the Home
A pricing strategy is important. The first rule should be to price your home just prior to going on the market NOT weeks in advance. Under pricing and overpricing both can lead to you realizing less money than you may have if priced properly correctly to begin with.

We provide comprehensive comparable market analysis (CMA) that will absolutely give us the information needed to come to a correct pricing strategy with you.

Adjust the Price or Stay the Same
Markets change due to the amount of inventory available, interest rates, recent sales data, etc. In the event a price change is needed, we will collect the data necessary to demonstrate IF a change is needed and how much is the optimum amount.

Accept or Counteroffer
Negotiations are a big part of our job. Our agents know how to work with you to negotiate in your best interests. Sometime we are negotiating the price upwards, other times we are working to protect your equity. Keep in mind that price is not the only item up for negotiation. Terms like possession date, settlement date, home inspections, time frames, finance contingencies, appraisal contingencies and walk thru inspections. We will be there for you every step of the way!
